Multi-Family / Broad Ripple Kroger Mixed-Use

Broad Ripple Kroger (BRK) is a punchy apartment complex designed to stand out against local competitors.

Kick Off / Schematics

In schematic design, we paid special attention to the surrounding competition. A lot of Broad Ripple’s housing options are dark and more traditional feeling. We paid close attention to the resident demographic the client wanted to draw in and proceeded with a design that is the polar opposite from neighboring apartment options. We landed on a palette we’re calling “Color Play”.

Several precedent images were shown to the client to get them on board with the concept.

Design Development

Design development connected schematic design concepts with the Milhaus client design standards. The owner has an extensive package of standards that help regulate cost and consistency between projects. Keeping the integrity of the “Color Play” concepts throughout this process was challenging.

The new building is being built in place of an rundown retro Kroger grocery location. The reception desk at the front lobby in a nod to a metal grocery cart.

Construction Documentation & Bidding

Construction drawings involved a lot of coordination between owner comments and several vendors/trades/consultants. Design details were thoroughly planned and documented during this time period.

The building is currently being built. The estimated completion timeline is October 2024.
